Strong mayor powers used to expedite redevelopment project

Seems silly that 9 units requires all this drama

Sounds to me like an awesome plan, we need lots more housing.

In my experience "free" onstreet parking has meant NO onstreet parking, which is worse than paid. I'd rather pay, if that means there are actually spots available and I don't have to drive blocks to find my "free" spot. The free parking should be in our under-used monster parking garage.

Every unit coming on the market exerts a downward pressure on prices. We need more units coming on market, not more hindrances.

I could not agree more strongly. It’s a disgrace and I have been baffled for years about how the people responsible for it are allowed to continue in their roles

I agree. The longstanding dysfunction of Guelph Transit is something to behold. It's so ingrained that people don't even seem to know that transit doesn't have to be this bad.

Same. The uselessness of the routes is the problem, not the fares. Hub and spoke just doesn’t work.

The choice is between that and sprawl. Density is far better environmentally, financially, in terms of service delivery, and for transit.

The "supposed lack of cleanliness and safety downtown"? Many people avoid downtown because of this, after having had bad experiences. There are businesses that have relocated for this reason. Everyone I talk with says things are markedly worse on both counts than they were a decade ago. Kinda weird to suggest that this is a mass hallucination.

Questioning the idea that all these services should be in one specific place isn't an attack on people needing those services.

I think the mayor’s position is reasonable. These services are already overrepresented in downtown. I like someone’s idea of refurbishing the old correctional centre. It could be a comprehensive facility run by the city which would be better than the hodgepodge of facilities run by private groups each with their own policies, agenda etc.

finally someone gets it!! "Free" is no good if they're all taken. Gimme paid if it means I can park.

I think the developer will try to avoid developing units that nobody wants.

Your reasoning neglects that “not heard from” includes those who long ago gave up. My son had to buy a car for a job in the industrial park, because GT’s service was so abysmal. To an INDUSTRIAL PARK. And yes we certainly could run transit “like Toronto” if by that we mean with sensible routes

Routes that follow arterial roads minimize the need for preplanning. Random snakelike routes maximize it

Yay finally! Can’t believe how long this has gone on

Thanks for writing such an in depth article and thanks to Ms Hoekstra for her service to the community!

I think the reason we're all frustrated with Speedvale is that Woodlawn doesn't quite make it to connect with Eramosa, so ALL the traffic to and from northeast of the city has to use Speedvale. Someone, at some time, decided that Woodlawn should stop about 300 meters short of connecting with Eramosa. If those roads shared that traffic there'd easily be room for bike lanes on at least one of them.

This looks great, we need lots more housing
